PIASEK Residence – finishing standards
- APARTMENTS
- The height of rooms – 288cm (the top surface of the concrete slab/bottom of ceiling slab), mezzanine at the level of 270 cm. Within some rooms suspended ceilings made of carton gypsum boards at the level of 250-260cm (mainly sanitary rooms and corridors – considering the conveyance of ventilation ducts as well as air conditioning installation),
- Walls - Bricked (silicate blocks) as well as reinforced concrete walls, machine gypsum wall plaster, division walls made of silicate walls of 12 cm thickness or porotherm blocks of 11,5 cm thickness,
- Ceiling slabs – made of reinforced concrete, machine prepared wall plaster, within some rooms suspended ceiling made of carton gypsum boards, which covers ventilation and air conditioning installations,
- Windows and balcony doors – made of aluminium, anthracite colour. All windows in the form of porte-fenetre, secured with the application of whole glass railings. Every window fitted with external, electrically controlled aluminium window blind. Lack of possibility for the application of external blinds,
- Floors – floating floors, cement mortar of thickness 4 cm, anti-stress reinforced with the application of scattered reinforcement or steel mesh, laid upon hard Styrofoam of 5cm thickness, without any finishing layers,
- Doors – class B antitheft doors (with natural veneer). Apartments are not fitted with any internal sets of doors,
- Balconies/terraces – covered with corrugated exotic wood planks. Whole glass railings made of safety glass, with stainless steel finished edges. Whole glass railing separated loggias, the railing equipped with the folding possibility up to the whole height of loggia,
- Sanitary installations - running water and sewerage installations within every apartment, with installation endings presented upon plans. No additional sanitary nor bathroom equipment provided (lack of white assembly),
- Every apartment is fitted with mechanical, exhaust-intake cooling installation within the building (ice water), apartments equipped with ceiling air conditioning convector devices (fitted within suspended ceilings). All apartments are fitted with cool water counting metres.
- Central heating installation – distributed within apartments (within floor layers) along with assembled floor, channel type of heaters (equipping with the rack for clients decision. Heaters equipped with thermo-electric, automatic heads.
- Interior temperature steering (heating and cooling) with the application of room controller.
- Electric equipment – apartments equipped with complete electric installations and equipment, within the building X-comfort automatics system (“intelligent building”), manufactured by Moeller – or other adequate. The system enables:
- light control and steering (execution of light scenes)
- controlling of air conditioning
- ventilation control system
- roller blind control
- Steering with particular heater regulators
- Monitoring of information on the opening of doors and windows
- Monitoring of information on the presence of humans within rooms
- Monitoring of the presence of smoke within rooms
- Monitoring of information on outside weather condition
- Monitoring of information on temperature and air humidity
- Steering of HMI and GSM technology devices (with the application of SMS)
- Installation of cable TV and general satellite TV with the peek on the view of CCTV cameras within the and upon the building
- Videophone installation – with colour LCD screen
- COMMON SURFACES, GARAGE, APARTMENT CELLARS
- Entrance hall, staircases – floors, stair steps made of granite, gustafs type of varnished or veneered panels on walls, stainless steel railings,
- Passenger lift – highest standard of finishing of the passenger cabin (stone floor, the same as staircase floor, all elements except glazed doors, made of stainless brushed steel, handles made of stainless steel, suspended ceiling), the passenger cabin and duct partially glazed/panoramic. The lift services all of the floors of the building (including two underground garage levels)
- Vehicle lift – GMV (swedish)
- Entrance doors, windows upon staircase – aluminium, safety glass
- Staircase equipped with smoke removal systems
- Staircase and common areas protected with the application of fire signalling system
- Common areas protected with the application of break in and burglary alarm systems,
- Parking spaces within the garage – open, determined with the application of lines painted upon the floor, partially separated with walls
- Mechanical ventilation system and hydrant installation upon garage levels
- Walls and ceiling slabs of the garage levels as well as apartment cellar, raw, reinforced concrete surfaces (some walls bricked)
- System floor upon garage levels, resistant to salt, oil, grease and other chemical compounds. Floors of apartment cellars and technical rooms made of gres tiles.
- EXTERNAL BUILDING SURFACES, EXTERNAL FINISHING ELEMENTS
- External wall surfaces: layer walls, clinker brick suspended upon stainless steel and titan galvanised patinated sheet sub-structures of anthracite colour (VM Zinc Anthra or adequate)
- Covering of the roof – ceramic roof tiles Meyer-Holsen within the colour respective to the colour of clinker bricks on the external wall surfaces and titan galvanised patinated sheet sub-structures of anthracite colour (VM Zinc Anthra or adequate),
- Certain parts of the external wall surfaces (loggia cavities), entrance zone – exotic wood panelling
- Balcony railings – whole glass made of safety glass, with stainless steel edge finishing
- Staircase and Ground floor glazing – aluminium, within the façade system, safety glass
- Gutters – hidden underneath elevation
- Building adjacent pavements – granite sett
- Terrace suspended over the surface of the river of Odra – finished with the application of exotic wood corrugated wood planks
